The task: High-quality flats in the “Hinterhaus”
The closed perimeter block development along the streets and tracks creates a sheltered inner area. The open space in the courtyard is designed to a high standard and is available to all residents.
The connection to the neighbouring IHK Akademie building proved more difficult. It formed the edge of the block until the new building. The new buildings now turn the multi-storey seminar building into an inner courtyard development. That might not be a problem – even if the planned children’s playground could lead to conflicts with the academy. But it would also be giving away space, because the plot to be built on still has room for more of the flats that are urgently needed in Munich.
Therefore, the decision was made to add another building block parallel to the IHK building as an inner courtyard development in the block. It closes off the new residential courtyard from the existing building and at the same time forms a second narrow courtyard with the IHK Academy. The spatial narrowness is compensated for by the orientation to the southwest.
The solution: sliding shutters create a protected intermediate zone in the inner courtyard
The inner building block houses flats in various sizes. Naturally, balconies are part of the high-quality furnishings. The team from Schätzer Architekten used the outdoor seating to respond to the two different sides of the building.
On the side facing the residential courtyard, a classic perforated façade with projecting balconies has been created, analogous to the rest of the perimeter block development. The flats open to the IHK building in the southwest with large sliding glass doors. The balconies extend along the entire length of the building.
Sliding shutters from Baier provide the necessary privacy and sun protection. An intermediate zone is created that shields the living spaces and offers a special quality of stay.
Sliding shutters from Baier for façade design at the highest level
Throughout the project, great importance was attached to the façades. The renowned architectural firm Allmann Sattler Wappner was responsible for the appearance of the prominent corner building.
For the façade cladding with sliding shutters on the inner courtyard building, Bauwens as the executing office found in Baier a partner who perfectly combines design and function. The company is an expert in movable sun protection systems, which are planned, manufactured and installed on request for specific projects.
For the high-quality residential development, the planners opted for the New York sliding shutter model. The shutters are made of folded aluminium sheet. The sliding shutter can be individually designed – with perforations, drill holes or an imprint. In addition, the sheet can be coated in any RAL colour. Special effects, e.g. mica, are also possible.
The planners decided on perforated sheet metal Rg 20 – 48.5. The entire system is coated in RAL 9002. Each balcony is fitted with two telescopic shutters – a total of 74 sliding shutters.
The shutters can be slid along the two rails over the entire width of the balcony, both in front of each other and at any point. They are guided manually. Shutter stops ensure that the shutters remain in the desired position.
Customised and tailor-made sliding shutter system
In addition to the individual design of the sliding shutters, the customised construction of the system is worth mentioning. The guidance and mounting of the storey-high sliding shutters is carried out in the area of the projecting storey ceilings still behind the balcony parapet.
The mounting bracket is made of stainless steel and precisely adapted to the object. It accommodates the running and guide rails – including a continuous aluminium panel. It conceals the bracket as well as the upper and lower guide. The installation was also carried out by Baier.
Customised and tailor-made sliding shutter systemThe continuous aluminium panels in the area of the storey ceilings give the façade a horizontal alignment. The freely positionable sliding shutters create a lively, urban look.
Behind them, a protected zone is created that expands the living space and at the same time creates a buffer to the nearby existing building – sun and privacy protection included. Despite the difficult position within the block, the sophisticated façade design gives the flats in the “rear building” a special quality – characterised by tranquillity and protection.
