The dream of living by the water – in the middle of Germany
The Seahouse is an example of an office and commercial building, with gastronomy on the ground floor. Located directly on the lake, one of the first buildings in a prime location. Modern design, with lots of glass and large open facade areas on the sun balconies facing the lake. The offices were shaded with Venetian blinds.
To shade the balcony areas, a way was sought to protect them from the sun and still not “block” the view of the lake. Baier GmbH, as a specialist for sliding shutters, was able to build sliding shutters with the right profiles and the appropriate fabric covering, which can be moved manually despite their size of just under 2.5 x 3 m, and which also have the necessary transparency to guarantee the view of the lake and still keep out direct sunlight.
Sustainable and energy-efficient
In the urban planning specifications for the building and material concept, sustainability, energy efficiency and optimal parking space planning, the specification of the terrace-like lakeside balconies was listed as an important element, so that the contrast between the building and the natural space is cancelled out as far as possible.
Transparent sliding shutters with textile fabric
It reads like this: “Maritime elements such as wooden ship decks are found in weather-protected areas such as the soffits of the sea balconies, and sails from the marina are incorporated abstractly into the building’s appearance as textile privacy and sun protection elements. The light colours and warm materials, the transparency of the façades and their large opening possibilities create an atmospheric, modern Mediterranean character full of lightness.” (Source: www.phoenixseedortmund.de)
The project is fascinating, the saying fits here: making a virtue out of necessity!
New, modern fabrics made of composite polyester yarn membranes offer UV protection, have dirt-repellent surface treatments and the smooth surfaces guarantee surface stability and a clean image. Thermal and solar protection is guaranteed without darkening.
The frame profile used by Baier for such projects is completely covered by the fabric. This means that from the outside, the fabric is essentially perceived as a uniform coloured surface. The sliding shutters covered with the textile fabric look like wall panels and are not recognisable as sliding shutters, or only on closer inspection. The fittings of the sliding shutters are integrated into the façade and are concealed by it. These detailed solutions also ensure that the sliding shutters with fabric appear fully integrated into the façade.
Sun protection as desired and required
The shutter lock, a lever mechanism with a spring, which allows the sliding shutters to be locked in any position, is particularly suitable for manual systems and a long travel path. It allows the user to release the sliding shutter and lock it again in any position. Depending on how the balcony is used and whether it is to be protected from the sun or the view is to be enjoyed, the sliding shutters can be positioned as required with the shutter lock.
