High-quality condominiums with truly private open space
When a plot of land in Frankfurt’s Ginnheim district was to be developed with high-quality condominiums, it quickly became clear that each flat should have a private open space – terrace, roof terrace or balcony.
As with the entire project, high demands were placed on these areas:
- The respective open space should be truly private – despite the high density.
- The balcony design should contribute to the high-quality appearance of the property.
- The function must be guaranteed for a long time without much effort.
Privacy protection holistically conceived
The architectural team of E&P Klaus Eismann & Partner decided to protect the terraces and balconies on the ground floor and first floor from view both from the side and partially from the front. Visually, this creates a separate part of the building that sits like a buffer in front of the actual structure.
The sun protection specialist and metal construction expert Baier was the perfect partner for this tricky task. It supplied both – partition walls and sliding shutters – from a single source and with the highest level of functionality.
Sliding shutters and balcony partitioning from a single source
The experienced company developed a system that combines sliding shutters with balcony partitions. A total of 38 sliding shutters and 30 balcony partitions based on the Waldorf model were used.
Thanks to its strong profiles, the Waldorf sliding shutter model is ideal for commercial construction. Due to the somewhat larger distances between the slats, the sliding shutter still appears light and airy. You can choose from different cross-sections for the rigidly mounted slats. The same applies to the coating. Baier offers them in all RAL colours.
Using (design) open spaces – with privacy and sun protection
For the Ginnheimer Gärten project, the planners chose elliptical slats measuring 50 x 13 mm. They were inserted into the frame at a 30° angle and fixed in place. The sliding shutters are coated in RAL 1035 (pearl beige) and stand out in colour against the white plaster façade.
Each balcony front is equipped with a sliding element that can be moved across the entire width and thus placed individually. The advantage: in addition to providing privacy, the sliding shutter also takes on a sun protection function, as it can react to the course of the sun.
The balcony partitions were customised accordingly by Baier. Filling and colour are identical to the sliding shutters. For optimal privacy protection between the balconies and terraces, the slats are staggered.
Perfection down to the last detail
The uniform configuration of the sliding shutters and partitions is only half the story. Only the well thought-out construction by Baier makes the elements into a uniform system in the sense of the designers.
On the ground floor, the sliding shutters are guided in a terrace profile.
- The support profile between the ground floor and the first floor accommodates both the upper guide of the ground floor sliding shutters and the lower guide of the upper floor shutters.
- The beam at the outer corner of the balcony system is mitred. This expert detail completes the desired look of an enclosure.
In order to leave nothing to chance, Baier was commissioned with the design and manufacture as well as the installation.
Baier creates new freedom – for planners and residents alike
The balconies and terraces in the Ginnheimer Gärten property are private open spaces worthy of their name. Thanks to the privacy and sun protection, they give the residents relaxed moments and more living quality. But the planners from E&P Klaus Eismann & Partner were also given more free space – in the high-quality design of the apartment buildings. The partially shuttered balcony system, as a separate building structure, gives the properties an individual accent.
