Multi-storey residential buildings Röthenbach

About the object

New, affordable housing has been built in Röthenbach an der Pegnitz in recent years. This was made possible by Deutsche Reihenhaus AG, which has realised three multi-family houses in serial construction in the town of 12,000 inhabitants, 13 kilometres east of the centre of Nuremberg. Standardised planning and floor plans as well as the industrial prefabrication of building components have made this possible. A recurring feature of the apartment buildings is a centrally located staircase with arcades through which the flats can be reached. The design is reminiscent of the 1950s, when this type of building was often constructed and is still used today to accommodate many residential units in a cost-effective and space-saving manner in one structure. On four floors, a total of 53 flats have been created in Röthenbach, ranging in size from 34 m² to 123 m².

Sliding shutters contribute to a lively façade appearance

The challenge of serial construction: The construction method is often associated with design restrictions. This is because the buildings tend to be simple and straightforward, and the façades are often soberly designed. The multi-family houses in Röthenbach are quite different: Deutsche Reihenhaus AG accepted the challenge, used the expertise of sun protection specialist Baier and commissioned 60 alternating coloured sliding shutters, which effectively set the scene for the otherwise discreet façade.

Changing façade appearance with coloured sunshade elements

Viewed from the street side, there is a full-surface sliding shutter mounted in front of each residential unit and on the outside of the balcony parapet, which can be moved manually as required. The façade changes its face again and again. The lively effect of the full-surface sliding shutters is underlined by alternating coatings in shades of cream, pastel pink and grey. This is made possible by numerous RAL shades in which shutters can be customised.

Pragmatic and effective: sliding shutter model Kaiserslautern

The “Kaiserlautern” sliding shutter model from Baier’s extensive portfolio was used for the apartment buildings in Röthenbach. With its minimalist appearance, the full-surface privacy and sun protection sash fits in perfectly with modern residential construction and does not exceed the budget. The sliding shutters are made of circumferential extruded aluminium profiles with a central glazing bar, to which 8 mm thick Fundermax panels with powder-coated decor have been attached. Duromer high-pressure laminates (HPL) are particularly weatherproof due to the double-hardened acrylic-polyurethane resins and are used especially for durable façade and balcony cladding. They are available in a wide variety of colours and decors – from bold to subtle and classic to modern.

The advantages of sliding shutters with Fundermax laths:

  • scratch and break resistant
  • easy to clean
  • solvent-resistant
  • lightfast
  • weatherproof
  • opaque

Because the filling is fixed to the front with rivets in the chosen coating and in this way nothing disturbs the appearance, the sliding shutters look particularly homogeneous.

Durable in wind and weather

The sliding shutters from Baier are once again convincing on the apartment buildings in Röthenbach with their high-quality manufacturing – as well as robust, durable and weatherproof components that withstand wind and weather. The upper and lower guides were mounted as horizontal bands on the façade and form the holding rails for the manually movable elements. To ensure that nothing disturbs the appearance, the technology is hidden behind dark-coated panels on the façade. The wings can be securely locked in any desired position by means of a hanging lock. Whereas textile awnings could be an obstacle to wind flow in the arcade, the sliding shutters can withstand wind flow in the arcade without any problems. Of course, the sliding shutters also serve as sun protection and provide a slight shading of the arcade without heat accumulating.

Individual residential planning with Baier

Individuality, flexibility and teamwork are the strengths of the privacy and sun protection experts Baier. This was once again demonstrated in the cooperation with Deutsche Reihenhaus AG: Baier flexibly adapted to the construction progress of the three apartment buildings and delivered 20 casements each in three construction phases.
